Why it matters more in Florida

Florida homes are sold on the outdoor space: the lanai, the pool, the water or the golf course. All of it is seen through sliders and lanai glass. If that glass is spotted, the feature you're selling looks worse in person and in every listing photo.

When to schedule

Clean before the listing photos, then again right before showings begin if there's a gap. Exterior-only can be done without you home; inside-and-out is worth it for a listing because interior haze shows up in photos with the sun behind the glass.

What to have done

All exterior and interior glass, sliders and lanai panels, tracks and sills, front-door glass and sidelights, and hard water removal if the glass has sprinkler spotting. Spotted glass reads as neglect to a buyer even if the rest of the house is perfect.

A vacant house with the AC set high and no one opening the doors builds interior haze faster than a lived-in one, and sprinklers keep spotting the outside. For a listing that's been on the market a few weeks, a second exterior clean before a broker open or a price drop is inexpensive and noticeable in the updated photos.
