Salt air and your windows: caring for coastal glass

If you live within a mile or two of the ocean or the Intracoastal, your windows are under constant attack from salt. It shows up as a haze that makes the water look gray and, over time, it can damage glass, frames and hardware. Here's how to handle it.

What salt does to glass

Wind carries microscopic salt water droplets inland. When they land on glass and dry, salt crystals are left behind. They attract moisture from the humid air, which dissolves and re-dries them in a cycle that slowly builds a film. On its own the film dulls the view; combined with sand and grit it becomes abrasive.

Wash, don't wipe

The single most important rule for coastal glass: never wipe dry salt across the window. Salt and sand grit act like sandpaper. Glass should be rinsed with water first to dissolve and float the salt off, then scrubbed and squeegeed. This is why a hose-off between professional cleanings helps.

How often oceanfront glass needs cleaning

Quarterly is the sweet spot for most oceanfront and Intracoastal homes and condos. Direct oceanfront exposure with onshore wind can justify every two months. Waiting six months or more lets the film bond and begin to pit the glass.

Frames, tracks and hardware

Salt corrodes aluminum frames, slider rollers and hardware. Rinsing tracks and wiping frames during window cleaning slows that down. If a slider is getting hard to open, it's usually salt and grit in the track rather than a worn roller.

Seasonal owners

If the home sits empty for months, book a clean right before you return and consider a recurring schedule while you're away so salt never gets a full season to build.

Related questions

Does salt air damage windows?

Over time, yes. Salt film left on glass can pit the surface, and salt corrodes aluminum frames and hardware. Regular washing prevents most of it.

Can I hose off my windows between cleanings?

Yes, and it helps. A gentle rinse with fresh water dissolves salt before it bonds. Let it air dry or squeegee; don't wipe with a dry cloth.

What's the best schedule for a Hutchinson Island condo?

Quarterly exterior cleaning for most units, with interior glass once or twice a year.
