How often should you clean windows in Florida?

Short answer: at least twice a year for most homes, quarterly for waterfront homes, homes with sprinklers hitting the glass, or homes under heavy tree cover. Here's why, and how to pick a schedule for your house.

The two dates that matter

Florida glass gets hit hardest at two points in the year. Spring pollen season (roughly February through April on the Treasure Coast) coats every exterior surface in yellow-green dust that bakes onto glass in the sun. Then summer brings daily afternoon storms that wash dirt off roofs, frames and enclosures and onto the windows, where it dries in place.

A clean right after pollen season and another at the end of storm season (October or so) resets the glass twice a year and is the minimum for most homes.

When you need quarterly

Waterfront homes: salt air leaves a film on glass that gets worse the longer it sits. Oceanfront and Intracoastal glass should be washed every three to four months.

Sprinklers hitting the glass: irrigation water on the Treasure Coast is high in minerals. Every time spray dries on a window, it leaves deposits behind. Quarterly cleaning keeps those from bonding and turning into hard water stains that need restoration.

Heavy tree cover: oaks and pines drop pollen, sap and debris year-round. Homes in the Savannas, St. Lucie West golf communities and older Fort Pierce neighborhoods usually need more frequent service.

Interior glass

Inside glass gets cooking film, air-conditioning haze, dust and fingerprints, but it doesn't take weather. Once or twice a year is enough for most homes; kitchens and sliders to the lanai may want more.

Storefronts and offices

Commercial glass is different. Doors and low glass get touched constantly and the storefront is judged daily. Weekly or biweekly for retail and restaurants, monthly for low-traffic offices.

Related questions

Is it bad to clean windows too often?

No. Frequent professional cleaning is gentler on glass than letting minerals and salt sit and bond. The only thing to avoid is wiping dry salt or grit across the glass, which can scratch it.

What time of year is best for window cleaning in Florida?

Right after pollen season (late April to May) and after summer storms end (October to November). If you only clean once a year, do it after pollen season.

Does rain clean windows?

Rain is fairly clean, but it washes dirt off frames and enclosures onto the glass, where it dries as spots. Rain makes windows look dirtier, not cleaner.
